Developer Oxley Holdings offers a large-sized development with 1012 apartments and 40 exclusive strata landed houses at Affinity at Serangoon.

Whereas joint developers Keppel Land and Wing Tai offer a 613-apartment development at The Garden Residences.
Whilst project information has not been fully released, we know The Garden Residences has bedroom types of 1- to 5-bedroom layouts.
At Affinity at Serangoon, there’s 1- to 4-bedroom layouts plus landed houses.
Location at Serangoon North Ave 1 for both Serangoon North Condo
With both developments having a location along Serangoon North Ave 1, they share the same conveniences and amenities such as accessibility, schools, shopping, eateries, etc.
They are surrounded by landed housing, and this mean that most apartments will come with unblock view.
Being 5 bus-stops away from Serangoon MRT Interchange and NEX Mega Mall, both developers are providing free one-year shuttle services for convenience of all residents.
Estimated price of upcoming Serangoon North Condo Launches
One of most important criterion to home buyers, the answer of ‘how much?’ for each development now lies in the land price or breakeven price.
The Garden Residences has a land price approximately 15.5% above Affinity at Serangoon.
Quoting a DBS Treasures report dated 28 Jul 2017, estimated breakeven prices are $1300 psf for Oxley’s development vs. $1500 psf for Keppel Land and Wing Tai’s development.
Indicative prices or guide price for reference is usually released by developer closer to preview or launch date.
Which upcoming Serangoon North Condo Launch is better?
This is definitely a million-dollar question.
Full condominium facilities with a theme for landscaping that make its project unique is offered in all private residential developments.
The saying ‘Beauty is in the eyes of the beholder’ applies here.
