Capitaland has made us all stop guessing what the ‘x’ in the indicative price of $6xxk for 1-bedroom and $8xxk for the 2-bedroom means. Don’t you think it’s really ‘priced to sell’ for Sky Vue Bishan Condo?

Presented here in my previous blog, J Gateway near Jurong East MRT Station had a starting psf of $1441 and The Glades next to Tanah Merah MRT station starts from $1509 psf, for the 1 bedroom units.
Do note the $1399 psf or a purchase price of $677k at Sky Vue, is for a unit on the 7th floor and not on the 2nd floor.
Further, articles in ST reported today reported “Buyers snap up units at Thomson Three, beating expectations” and “Hard to find condo under $1000 psf”. Do make reference to these articles as well, as I think it supports my view of Sky Vue being ‘priced to sell’.
On the flip side, another article in today’s ST “Some cheer for property stocks in trying times” has an analyst saying “We expect a 5% in private home prices annually over the next two to three years.” Although I bring this article to your attention, my take on residential properties that are few minutes walk to an MRT Interchange and on the ‘Red’ or ‘Green’ MRT lines should not be affected much or not at all.
